In a relatively small market it is common for Realtors to attempt to be generalists and handle both residential and commercial on both the buyer and seller side (usually the latter) because many agents/brokers are overly confident in themselves.

Dual Agency is standard practice followed by all Sedona real estate firms, except for Buyer Brokers of Sedona. It involves an inherent conflict of interest in which the agent supposedly representing the buyer, now is legally required to attempt to represent both sides in the transaction. In commercial real estate those dangers are considerably magnified. The buyer absolutely needs pure buyer representation to protect his or her best interests.
